Marine Terminal Building, HGA Great Lakes Office

The Marine Terminal Building, originally constructed in 1917 to connect maritime shipping with ground transportation, is in both a nationally and locally designated historic district. The 30,000 square foot area dedicated to HGA's Milwaukee Office includes extensive open areas and workstations that are designed to maximize team interaction and collaboration. Open teaming spaces, conference rooms and a wide variety of support space including library, archives and employee social spaces make up the program. Sustainable design was a major goal from the start of the design process. As a result, the project was first in Wisconsin to receive LEED-CI Silver certification. Some of the sustainable design elements include:

  • Highly efficient lighting that utilizes daylight-responsive lighting controls

  • Automated shading system minimizes the heat gain

  • Under floor air distribution system

  • Operable windows

  • Minimization of water consumption

  • Open office layout with large high-performance windows allowing views and daylight
