St. Paul, MinnesotaHGA and Ryan Companies teamed to provide a design/build delivery for this office building in the Minnesota capitol area of St. Paul, the State's first such experience with this method. The 385,000 sf project schedule allowed just 14 months from the beginning of design until the start of occupancy, creating monumental challenges that the entire team rose to meet. The exterior, consisting of granite-like architectural precast concrete and sloped clay tile roofs, is in keeping with the enduring, classical theme of other state government buildings in the capitol complex. The internal office space, however, is a highly flexible and employee friendly environment, with leading-edge technology provisions and high security. Considerable evaluation of building mechanical and electrical systems accompanied the design process to ensure that the state's criteria was being achieved very efficiently and within the overall budget. The compressed timeframe of the schedule required a full-discipline staff of over 60 from HGA working concurrently and coordinating activities to maintain critical path milestones.
