Designed to be the highest performing building the HGA corporate studio has created, the offices for the Saint Paul Public Housing Agency uses 49%25 less energy than code. In addition to saving money on utility costs, the Agency has gained in productivity and efficiencies in the work place. The strategies increased the costs over traditional construction budgets by less than 2%25 and feature payback periods of less than six years (less than 2 years for most strategies). The team has determined that the project would qualify for a LEED Gold rating, if it were to seek certification. Some of the methods include:

  • Use of proper exterior lighting to ensure elimination of night sky light pollution

  • Design and layout of flexible floor plates to reduce churn rate

  • CFC reduction in HVAC%26R equipment

  • Optimize energy performance of mechanical systems and daylighting controls to beat code by 49%25 (variable speed drives, pumps and fans)

  • Provide for the storage and collection of recyclables

  • Utilization of a waste management plan during construction

  • Selection and specification of materials with high recycled content, low emitting materials and finishes, certified wood products, and local/regional materials

  • Environmental Tobacco Smoke (ETS) Control

  • Dimmable controls on direct/indirect light fixtures reduce energy load.

  • Followed LEED Gold Guidelines.
